COVID Impact Survey

As you may well know, Appraisal Districts are required by law to appraise all property within their respective counties based on an “As Of” date of January 1st. Our commercial department is currently in the process of gathering performance data for the 2021 reappraisal of commercial real estate (CRE). The impact of COVID-19 has been felt by all property owners, to some degree since the beginning of 2020. The information collected from these surveys will assist appraisal staff in calibrating valuation models to produce values which are both reflective of the current market and equitable among property classifications.

The primary purpose of the data collected from completed surveys is for use in statistical analysis for possible model calibration. This information is not used on an individual property basis but rather in conjunction with other data collected to assist in determining benchmark value drivers, such as income/expense levels or property attributes.

This survey is scheduled to remain active until March 5th. The tabulation of submitted responses is expected within 30 days of survey closing out. Results will be posted to our website for the public to view and/or download at that time.

Market Sale Confirmation Survey

The quality of our valuation models depends on the confirmation of market sales activity. On a quarterly basis, we generate and mail out Sale Confirmation Surveys based on the discovery of changes in ownership via recorded deeds. Texas is a non-disclosure state which means property owners are not required to provide details on their recent acquisition of real property. Therefore appraisal districts rely on the voluntary participation of property owners or fee-based third party vendors to obtain data on market based transactions.

If you have recently purchased real estate within Guadalupe County, we ask you to considered completing a sale confirmation survey. The information provided is considered confidential and not viewable to the general public. The data collected from these surveys are used in a sale ratio analysis to determine whether our valuation models accurately reflect the current market activities of buyers and sellers. When statistical observations within our sale ratio analyses are found to fall outside acceptable ranges, calibrations are applied to the universe of properties subject to the analysis.
